PFLUGERVILLE, Texas (Oct. 9, 2017)—The Pflugerville Community Development Corporation (PCDC) today announced construction crews plan to break ground in the next 30 days on a 17,500-square-foot commercial development called Cornerstone at Kelly Lane, located at 2100 Autumn Slate Drive in Pflugerville, near the future Costco at the southeast corner of State Highways 130 and 45. Austin Regional Clinic (ARC) is the anchor tenant, and approximately 7,500 square feet of retail/medical space is still available for lease.

The new, 10,000-square-foot clinic will be Austin Regional Clinic’s second Pflugerville location. Expected to open in fall 2018, ARC Kelly Lane will include Family Medicine, Pediatrics and a lab to serve the rapidly growing Pflugerville community. As part of the Business PFirst program, the PCDC assists companies with relocations and expansions.

“The PCDC works with landowners, developers and businesses to understand their plans and obstacles, and assists them in achieving their goals,” PCDC Executive Director Amy Madison said. “We help developers attract tenants. We provide local companies with information on market trends, demographics and growth, and we help them find available options for expansion within our community. The way we worked with the landowners of Cornerstone at Kelly Lane and with Austin Regional Clinic to secure their second Pflugerville location is a great example of how the PCDC can be the conduit in this process.”

In 2002, ARC opened its first Pflugerville clinic, currently located at 15803 Windermere Drive. From 2010 to 2016, the population of Pflugerville grew by more than 42 percent.

“ARC has been serving the Pflugerville community for more than a decade, and during that time we’ve seen the phenomenal growth of the community around us. ARC Kelly Lane will help meet the demand for more convenient access to quality care for people who live or work in this dynamic community,” said Carlton Inniss, senior director of clinical operations for ARC.

Larry Mellenbruch, landowner of Cornerstone at Kelly Lane, selected Neel Morton with Office of Architecture in Wimberley, Texas; general contractor Austin Canyon Corporation in Austin; and Matt Mitchell with ALM Engineering Inc. in Austin. Cornerstone at Kelly Lane is expected to be complete by late summer 2018. Casey Kopecky with Ironwood Real Estate is the landlord representative, available at
